What’s Happening at Big White Ski Resort

As we near the opening day, which is scheduled for November 23, 2023, there is lots happening at Big White Ski Resort. Each season the resort grows, replaces, and revamps many areas to improve hospitality, housing, and operations. According to the Regional District, over $100 million dollars in construction and maintenance is projected for the resort.

What's happening at Big White Ski ResortDevelopments – The luxurious Feathertop Estates development is booming. There is a ton of construction happening in the area with new builds popping up all over the development. Foundations have been poured and constructed over the summer months, framing is taking place, and many chalets are in the lockup stage. This is exciting as we are starting to see them come together and ready for the finishing touches.

More new developments are also taking place in Black Forest, Porcupine, Sundance, and Monashee Ridge. They are coming along nicely and will be a great addition to the resort once complete.

Some of the complex buildings are also getting facelifts including Snow Ghost Inn. This is great to see updates happening around the resort and not just new construction.

You may notice a large pile of sand at the bottom of Big White Road that will be used for the roads. Speaking of transportation, some more exciting developmental news is that the resort has commenced building the first phase of the $600,000 upper parking lot at Black Forest. This parking lot will hold an additional 250 vehicles!

Tourism/Operations – Snow cats are a huge part of the resorts success and the resort has brought in some new ones and have been working to maintain the current ones so everything is ready to go once the snow starts to fly. There is a new restaurant in the works that will be ready for opening day. A welcomed addition to the Village, along with new electronic signs throughout the resort. Boxes and boxes currently fill the Village Centre as a new central reservations team prepares for the season.

It’s very exciting to see all of these preparations come together as we are expected to have an awesome Winter 2023/24 season.

What That Means for Real Estate

Both showings and deals have picked up immensely over the past few weeks. As normal, the off season slows down but now we are seeing a steady increase. Buyers, nationally and internationally are starting to get serious about putting in offers and many are arriving at the resort prior to opening day to secure their perfect ski home in time for the Winter season.

An abundance of showings over the past weekend has brought in multiple offers on a variety of styles of homes from 1 bedroom units at The Inn at Big White to multi-million dollar chalets with unbelievable views.

Okanagan and Big White Ski Resort Real Estate Update

January was a great start to the new year with the Okanagan and Big White Ski Resort real estate market leveling out yet still producing high levels of deals. Even with mortgage rates rising, and an already difficult market to jump into, it seems to have remained steady through January and is picking up momentum as we go through February. A slight decrease in listing and sales price has made the market a bit more achievable and many people who were waiting to see this decrease are now jumping in on the action.

It is still a quite even market with it not favoring neither the seller nor the buyer at the moment. Sellers are acknowledging the prices have taken a slight downturn, but are still, of course, wanting top dollar for their property. Buyers seems to notice the small decrease in price and have been committing to purchase.

Okanagan Real Estate Update

Sales have seen a decrease in the Okanagan area with just 63 single family residence sales in the month of January, a 59% drop compared to January 2022. However the inventory has increased dramatically with 161% more properties available for sale. Currently sitting at 699 single family homes on the market. The average days to sell has increased to 81 – a large leap if compared to the same time last year when it was just 36 days. Which we know was unfamiliar and unprecedented.

The price ratio for January sat at 95.51% – on par for the market we were used to seeing prior to the pandemic. Comparing to last year is almost irrelevant because as we know most homes were selling for full list price and some way above list price.

So far this year the market seems steady throughout the Okanagan and is giving a chance to buyers to be able to purchase their first property or even their first investment property.

A great development that would work as a primary residence or investment property are the new townhomes at West 61 at Shannon Lake in West Kelowna. These 2/3 bedroom units offer views of Shannon Lake, top notch amenities, and modern luxury elements. Starting at $799k, these properties are a must see and are scheduled for completion August 2023.

Big White Ski Resort Real Estate Update

Big White Ski Resort had a slower January, with only 3 sales at the resort. However, the activity has increased quite a bit over the past two weeks and inventory has been selling at a faster pace that the beginning of this year. The average sale price at the resort in January was $650,667 – an increase of 13% when compared to January 2022.

All of the events happening at the resort are a factor in the real estate market. More and more locals and travelers alike are spending much more time at the resort. It’s also a factor with overseas buyers that the resort is exempt from the Foreign Buyer Ban really making Big White the ideal place to invest. The average days a property is spending on the market at the resort is just 53 days. Fairly on par if you compare to the same time last year where the average was 50 days.

Big White Ski Resort 2022

We are over one month into 2022 already and Big White Ski Resort continues to break the mould in many ways. Rising above the challenges and restrictions, the mountain has maintained and elevated real estate growth and development. With the Coquihalla Highway reopened to regular traffic and exciting events scheduled, the resort is becoming a more sought after place than it already was. Travelers from afar, and locals are both vying for the opportunity to own property at Big White Ski Resort.

Big White Ski Resort so far in 2022

This January we saw 24 sales at the resort, which is fairly on par as last year saw 23 sales. Again, fairly on par was the total volume of sales reaching 14 million this year, up 2 million from last years number. A number that was saw a big difference in was inventory. Not news for anyone that has been keeping tabs on the Kelowna market, but for Big White, this is a large difference that has just been affecting the market. January 2021 had 73 active listings including condos, lots, etc.. This past January only 34 active listings were available on the market. More than a 50% decrease in inventory. Which, leads us into the current happenings as we continue through February.

Currently there are 36 active listings. From the most affordable studio unit at $165,000 to an under construction luxury chalet at $1,599,900. There still is a price point for everyone and the potential investment opportunity is, for some, just too good to pass up. Some listings are being quickly snapped off the market at full or higher than list price and sometimes subject-free. That is not the case for every property however so there are still many good chances to find your perfect Big White Ski Resort property.

In other news

The resort is finally bringing in and scheduling more and more events as we see the COVID-19 restrictions slowly easing off. A couple of events that have ears buzzing are:

Big White Ski Resort’s Opening Day

Big White Ski Resort was just voted best in the province and the second-best in Canada, according to Condé Nast Traveler’s list of the top five ski resorts in Canada, part of the magazine’s 2021 Readers’ Choice Awards. So its no wonder Big White Ski Resort’s opening day is highly anticipated this year. And with November 25th approaching quickly I’m sharing the ‘need to knows’ for the 2021/22 Winter Season.

As mentioned, November 25th is opening day for the 2021/22 season. Michael J. Ballingall, senior vice-president of Big White, said “last winter was one of their best ever for season passes”, and this year seems to be proving the same outcome with strong season pass sales already. Early bird season passes are still available until October 17th (you can buy them here) and, because they are the #2 ski resort is Canada, the resort is on everyone’s radar.

Snow has already started to dust the resort and the entire Village is working hard to welcome everyone on opening day.

What’s New

As with every new season, comes new activities, protocols, and options at Big White. Along with more parking locations, outdoor washrooms, and touchless faucets, the resort has gained a Squawk Box. What’s a Squawk Box you ask? It’s the newest, online food delivery service where chicken is the main event!

Following suit with other major Canadian ski resorts,  Michael J. Ballingall recently announced they are implementing mandatory vaccines for all employees of the resort. He said the goal is to get people to come out, work, play and live in the mountains for the lifestyle experience. And if being safe by being double vaccinated is a part of it then we’re happy to do it.

Real Estate Market

With strong indications of a fantastic season at the resort, real estate on the mountain has remained strong and continues to break expectations. Year to date on today October 15th, the resort has seen 198 sales, a 32% increase from the same time period in 2020 which we know was a hot market as well.

However, with an increase of sales, usually comes a decrease of inventory. Comparing this October to October 2020 we have 49% less inventory at the resort. So what does that mean? Sellers are getting top dollar for their properties and buyers are jumping in now before the prices increase even further. Year to date, over 99 million dollars in sales has occurred at Big White Ski Resort, a 30 million dollar leap from year to date 2020.

More and more people are exploring this gem and falling in love with everything it has to offer. Big White Ski Resort is a fantastic family fun place to enjoy and explore the outdoors. Big White Ski Resort is the Place to be!

Big White Ski Resort is the place to be this winter season for anyone looking to get outdoors, breathe in some fresh air, and enjoy that beautiful champagne powder. The resort opened ahead of schedule this year and has had a seamless transition while incorporating all of the governments new protocols and restrictions. The resort has put many new policies to ensure visitors and staff alike are safe and following protocols.

Most are flocking to the mountain during the weekends, but if you get the chance to be there mid-week not only will you receive a discount on passes, but also get the perks of waiting less, skiing more, and fresh tracks!

Real Estate Market

If you are thinking now is the time, for either buying or selling on the mountain, you are absolutely correct. November 2020 saw a 160% increase in the number of sales, and the number of days to sell is also down compared to the same time last year. Over 17 million dollars of real estate was exchanged last month at Big White Ski Resort. As of today there are 69 available listings on the mountain. You can purchase a studio apartment for under $100,000 or a luxurious chalet in Feathertop Estates for $1,675,000.

New at Big White

Recycling! Residents and visitors the resort can now drop off their refundable beverage containers at the region’s first Return-It Express & GO recycling station. This new service was a direct response to the needs of residents and visitors on the mountain. Located at 4500 Big White Rd., the new facility makes recycling easier by allowing drop off pre-bagged beverage containers without sorting them. Another cool feature of this amenity is the fact it is solar powered and housed in a repurposed shipping container. For further information check out this article.
